Thesis

The October neocloud selloff is pricing in a financing and survival problem, while IREN has $4bn of ARR contracted for 2026 capacity and a Microsoft contract with a 20% prepayment. If delivery stays on schedule through December, the stock should re-rate on the AI compute trend.

How These Levels Were Set

Entry 28.00: inside the Oct 19 trading range of 27.64 to 28.77, just above the 26.55 52-week low and the 26.99 Oct 16 close. Support 26.55: the 52-week low (per StockAnalysis and Motley Fool); Oct 16 intraday low was about 26.60. Stop 25.50: roughly 4% below the 52-week low, so a break of that low would invalidate the oversold-base view. Risk from entry is 2.50. Resistance 32.00: the area Benzinga flagged as support before it broke, and near the 33.08 trade on Oct 13. Further resistance is the 20-day average at 38.48 and the 200-day at 45.32. Target 40.00: matches the lowest Street target (Redburn, Hold, Sep 21), a conservative anchor. The Street average of about 78 and the Morningstar fair value of 37 bracket it.

Catalysts
  1. 1Q1 FY27 results, estimated Nov 5 after the close (per MarketBeat
  2. 2date unconfirmed): ARR progress, Horizon 2 to 4 delivery status, financing terms. Consensus is a loss of 0.665 per share on revenue of 229.5m.
  3. 3Operating ARR crossing 4bn by Dec 31, 2026, the company's stated target, with 300MW of IT load delivered in 2026.
  4. 4Official confirmation or naming of the frontier AI lab customer, including any Anthropic link reported by The Information on Oct 12.
  5. 5Further GPU or data center financing at low coupons, as with the sub-6% facility, which would test the cost-of-capital bear argument.
Key Risks
  1. 1Financing and dilution: the fiscal year included 6.3bn of convertibles and 4.7bn of new shares (per The Call Log), and FY27 capex of 25bn to 30bn requires mo…
  2. 2Structural sector risk: Gartner expects over 80% of neoclouds to lose independence by 2030 because revenue does not match capital costs. Beta is about 4.3, s…
  3. 3Execution and operational credibility: SemiAnalysis reported multi-day outages and storage failures at the legacy British Columbia sites. Late delivery of Ho…
  4. 4Weak reported numbers: Q4 FY26 revenue was 137.2m with a 684m net loss (per the Q4 results), and the Q1 FY27 consensus is a loss. Customer concentration in M…
  5. 5Technical trend is down: the stock is below its 20-day (38.48) and 200-day (45.32) averages, and RSI near 27 suggests oversold, not a reversal (per Benzinga).

What the market is pricing in: IREN closed at 26.99 on Oct 16 after an 11% one-day fall, and was near 28.5 intraday on Oct 19. It is roughly 25% lower on the week and about 52% lower over 12 months, with a 52-week range of 26.55 to 76.87 (per Benzinga, StockAnalysis, Motley Fool, Oct 19). The trigger was sector-wide: a Gartner note that over 80% of neocloud GPU renters could lose independence by 2030, wider CoreWeave bond yields, and Morningstar's cut of its IREN fair value to 37 from 43 on financing risk (per StreetInsider and ad-hoc-news, Oct 16). A SemiAnalysis critique of the legacy British Columbia sites added company-specific pressure. Why the long case may be right: the AI trend argument rests on demand, and demand is not what is being questioned. Per the FY26 release (Aug 27), IREN has $4bn of ARR contracted for 2026 capacity, $1bn operating, capacity largely sold out, and a new multi-year deal with a frontier AI lab. The Microsoft contract is $9.7bn over a five-year average term with a 20% prepayment (per the Q1 FY26 release). The $2.8bn of GPU financings fund 90% of the associated GPU capex (per the FY26 release), and the earlier $3.6bn facility carried a rate below 6% (per the Q2 FY26 8-K). Per the 10-K, cash was $5.9bn at June 30, 2026, with $2.1bn of operating cash inflow in FY26. Management cites $14bn of cash plus committed financing and prepayments against FY27 capex guidance of $25bn to $30bn. The financing worry is real, but it is mostly a question of cost of capital, and Goldman's CoreWeave upgrade on Oct 19 argues the market overstates it (per Investing.com). Capacity also looks scarce: per 24/7 Wall St, TeraWulf has a $19bn Anthropic lease. The Anthropic-IREN report from The Information is unconfirmed and should not be relied on. Valuation: market cap is about 10.6bn to 11bn (per Motley Fool and Yahoo) against 4bn of contracted ARR. This is a rough comparison that ignores debt and expected dilution. The Street average target is about 78 (per StockAnalysis and Investing.com), and the lowest target is 37 to 40 (Redburn Hold at 40). What has to be true: Horizons 2 to 4 are delivered by December 2026, ARR passes 4bn on schedule, and funding for the 2027 build (800MW targeted) closes without heavy equity issuance. Revenue lags ARR because late-quarter capacity lands in the March quarter (per the Q4 call).
Updates Since Publication
  1. Oct 19, 2026 · Price 28.63

Weekly check-in: On Track. Relief bounce on sector news; no new IREN evidence either way The only new items are a sector rebound and a possible shift in the earnings date. Per Benzinga, IREN rose about 6% to 28.63 on Monday. Benzinga and Investing.com attribute the move to the Goldman CoreWeave upgrade and falling yields, and Benzinga says there was no company-specific announcement. That supports the case's argument that the financing fear is overdone, but nothing new confirms Horizons 2 to 4, the 4bn ARR target or the funding for the 2027 build. The thesis is unchanged, and the stock is still far below the 20-day and 200-day averages.

  2. Oct 26, 2026 · Price 24.91

Weekly check-in: On Track. Q1 date confirmed; stock broke lows on sector fear, no company evidence The Q1 FY27 print is now confirmed for Nov 5, with the call at 5pm ET, per IREN's Oct 22 release. That firms up the main catalyst in the case. Nothing company-specific has moved the delivery, ARR or Microsoft evidence. The stock fell on the financing-survival narrative the thesis calls overdone: it closed at 24.91 on Oct 23, per Motley Fool. A premarket quote of about 23.90 on Oct 26 followed Elon Musk's neocloud consolidation warning, per The Crypto Basic.
