The Q2 beat was priced before mortgage rates reversed. Existing-home volumes are now below the level behind management's base-case EBITDA, and the company carries 3.3x leverage while it integrates Anywhere.

Catalysts
  1. 1NAR September existing-home sales report, due Oct. 13, tests the run rate against the 4.1 million base case.
  2. 2The late-October FOMC meeting and weekly Freddie Mac rate prints, which drive the near-term mortgage rate path.
  3. 3Q3 earnings, estimated for Nov 4, 2026, against consensus revenue of about $3.94 billion.
Key Risks
  1. 1Compass has outperformed the market organically for 21 consecutive quarters, and Q2 GTV rose 16% against a market up 6%, so share gains can offset soft volumes.
  2. 2Synergies are arriving faster than planned, with 2026 realized net cost synergies now $220 million versus $200 million, so EBITDA can rise in a flat market.
  3. 3A rate pullback would hit a high-beta stock hard, and the 12-month sell-side target is $15.42, well above the current price.
Read the Full Thesis
The market is paying for a clean Anywhere integration and a housing recovery. Q2 looked strong: revenue rose to $4.31 billion, up 14.3% on a pro forma basis. The quality of the beat is weaker. Non-GAAP EPS of $0.11 missed the $0.12 consensus, and the upside came mainly from cost synergies, not volume. The macro has turned since that print. Mortgage rates ended September at 7.28%, the highest since November 2023, and newly pending sales fell 8.5% year over year. August existing-home sales were 3.98 million (SAAR), below the 4.1 million level that underpins management's $1 billion base-case EBITDA. Q3 guidance leaned on July visibility, roughly 40% of Q3 volume, which predates the September rate move. The balance sheet and agent economics limit the room for error. Net leverage is 3.3x, and debt reduction is not expected until Q2 2027. Management is also moving to a new agent partnership model, expected to be fully in place by early 2027, and that has to be paid for in agent economics. Antitrust scrutiny is a further overhang. For the short to work, volumes must stay near 4 million and the multiple must compress toward the base-case EBITDA.

Weekly check-in: Strengthened. Rates at 7.40% and sub-4M sales support the short; share fell The Oct. 13 NAR report confirmed the volume leg of the thesis: per NAR, September existing-home sales were 3.99 million SAAR, and August was revised down to 3.93 million. Both months are under the 4.1 million base-case level. The rate leg also worsened, because Freddie Mac's Oct. 8 survey put the 30-year at 7.40%, up from the 7.28% in the case. A new Anywhere-shareholder class action adds to the regulatory overhang. The gap is that September sales rose 1.5% month on month and beat the roughly 3.95 to 3.96 million consensus, so the run rate is not deteriorating further yet.

  2. Oct 20, 2026 · Price 9.01

Weekly check-in: On Track. Estimates cut and sales still under 4M, but rate climb has paused The Oct. 13 NAR print and the Q3 estimate cuts leave the case largely intact. Existing-home sales stayed under the 4.1 million base case, and Goldman lowered its Q3 numbers. Against that, September sales beat expectations, and mortgage rates stopped rising after seven weeks. The thesis is neither much stronger nor weaker than a week ago.
